What happens if I have an emergency/after-hours work order? 

In the event of an emergency where there is free flowing water/sewage due to a broken pipe, leak, etc., we have a plumbing company on call 24/7.  Their contact information is available on our afterhours phone message, please call (210) 344-3463.

Can I sign the lease electronically?

Yes, we are happy to offer you electronic signing options.  We find this the most effective and convenient way to sign a lease. 

How do I apply for a property? 

All our currently available properties are posted on our website.  Simply click the properties tab at the top of the page, find the property you are interested in and click Apply Now. 

What do I need to do if I apply with a pet?

You will need to fill out a pet application through PetScreening.com Click on this link for more information and to visit their website.

How do I place a work order?

We request that any work orders be submitted in writing.  The easiest way you can place a work order is through your tenant portal.  You may also email your property manager and they will generate a work order for you.

How do I access my tenant portal?

Once you become a tenant, we will activate your tenant portal.  You can access it by going to our website and clicking Login at the top of the page. 

How long does the application process take?

Our application process takes 3-5 business days.  The sooner we can verify your information, the faster we can get you into the home.

What are your office hours?

Hendricks Property Management is open Monday- Friday 9-5pm. 

How can I pay my rent? 

We offer a variety of ways for you to pay rent. You can set up recurring payment or make a one-time payment through your online tenant portal which allows payments to be made by eCheck or with a Debit/Credit card. At your request, we can offer you the ability to pay rent at any nearby 7-Eleven, CVS and Ace Cash Express location by using PayNearMe. We also accept Checks/Money Orders via USPS mail and walk in payments. Please note that we do not have a dropbox.  We do not accept cash.

What do I need to do if I want a pet after I move in? 

To avoid an unauthorized pet violation fee you will need to contact your property manager with your new pet request before getting the pet. After it is approved by the owner, you will need to fill out a pet application through PetScreening.com Once your pet application is approved and the pet fee is paid, we will send you a new pet agreement to sign.

What happens if I need to break my lease?

We do have an option that can allow you to end your lease early without a broken lease on your rental record called a re-letting agreement. If you need to know more about this option, please contact your property manager. 

What do I need to qualify for a property?

Everyone 18 years or older will need to apply and provide proof of income and a photo ID. The homes combined income needs to be at least 3 times the rent and we do credit, criminal, and rental background checks. Please visit our ‘Rental Procedures’ page located at the top of the website home page for more detailed information.

When do I need to pay my security deposit?

The security deposit is due within 24 hours from the time your application is approved.

How long does it take to get my security deposit back after I vacate the property? 

It can take up to 30 days for your deposit disposition to be completed. The deposit disposition will be mailed to the forwarding address that you provided.

When is my rent due?

Rent is due on the 1st.  If the rent payment is not received by Midnight on the 3rd of the month, a late fee will be charged.

What do I need to do if I want to add an occupant to my lease?

Before a new occupant can move into the property they will need to apply, just as you did.  If we are able to approve the application, then an amendment will be signed by all parties adding the new occupant to the current lease agreement.

How do I renew my lease? 

After a renewal walkthrough is performed by your property manager, a lease renewal will be emailed to you 60 days before your lease expiration date.  You will need to sign and return it in order to be renewed.
