Rental Policies, Procedures, and How to Apply
Thank you for choosing Hendricks Property Management, LLC. Before applying, we feel it is necessary you are made fully aware of our application process and screening criteria.
Hendricks Property Management, LLC is committed to equal housing and we fully comply with the Federal Fair Housing Act and the Fair Credit Reporting Act. BEFORE APPLYING: Applicant must physically inspect the property BEFORE submitting the application for rental and must REVIEW THE RESIDENTIAL LEASE EXPLANATION AND SAMPLE LEASE.
Please have the following items ready to submit with your application:
Valid government issued photo ID
Two years of verifiable income. No screenshots will be accepted. (i.e. paystubs, bank statements, tax returns for self-employed applicants)
Complete an animal profile (required by all applicants-including those who do not have animals) at PetScreening.com.
$65 non-refundable online application fee, per person, for anyone 18 and over living in the home or $75 non refundable paper application, per person, for anyone 18 and over living in the home.
******You will be required to pay your security deposit within 24 hours of your approval. Failure to do so will result in the property being put back on the market.******
The refundable security deposit is usually equal to one month’s rent. Contact our office for information.
All supporting documents can be sent to apps@sarents.com. The application process takes 3-5 business days to complete.
Payments can be made by check, cashier’s check, money order, EFT bank draft, or online credit/debit card payment. Service fees apply with credit or debit card payments. Please note that we do not have a dropbox.
The following information will be needed:
Current and previous resident addresses with contact information (i.e. phone number) for landlord for the last 2 years
Current and Previous Employer contact information, start dates, and salary for the last 2 years
Emergency contact information and dependents.
Stop!! We do not pre-screen applications. Applicants are required to pre-screen themselves with the following criteria and will need to meet the requirements below.

Criminal Background Check
Identification- Each applicant is required to provide a copy of a valid government issued photo ID. Non-US citizens’ will need valid passport government issued ID along with a visa that is valid for the length of your proposed lease agreement.
Income Verification- Applicants should have income that equals at least 3 times the monthly rent. Acceptable sources for providing verification are: Pay stubs, tax returns, and/or bank statements. Self-employed applicants must provide most recent tax return and at least 3 months’ bank statements. No screenshots will be accepted.
Employment Verification and History- We require verifiable employment history for the past 2 years with the same employer. If you have employment less than 2 years, you will need to provide previous employer information. You must be a permanent employee. If military, we need a copy of your LES. If active military, please provide your assignment orders. No screenshots will be accepted.
Rental Verification and History- We require verifiable residence history for at least 2 years whether you own or rent. Applicants are required to provide proper contact information and lease dates for all residences for the past 2 years or more. Rental history must be verified by unbiased sources and cannot be from family or friends. Ownership will be verified on your current credit report
ANY PREVIOUS EVICTIONS OR OPEN BALANCES WITH ANOTHER LANDLORD, WILL BE GROUNDS FOR AUTOMATIC DENIAL. ANY BANKRUPTCIES NEED TO BE DISCUSSED BEFORE APPLYING.Credit History- A hard credit check will be obtained on each applicant by Hendricks Property Management, LLC. Credit history should show the resident has history of paying bills, with low write offs and collections. Money owed to another landlord will result in denial.
Animal Criteria- Animal policies vary with one property owner to another. Please contact Hendricks Property Management, LLC for specific animal information on the property you are interested in. If the property you are applying for accepts animals, please create an animal profile with PetScreening.com.
Animals are subject to an additional animal fee per month. The animal fee rate is dependent on your animal’s PAW score. See below for rates:
3-5 Paw points-$15/ month
2 Paw Point-$30/month
1 Paw Point-$50/month
Criminal Background Check- Hendricks Property Management, LLC will perform a background check on all applicants, which includes nationwide criminal search, sex offense, and terrorist database check. Criminal backgrounds with felonies need to be discussed with Hendricks Property Management, LLC prior to applying.
Tenant Liability Insurance-
All tenants are required to maintain property damage liability insurance on behalf of the landlord and property manager. Coverage is required in the amount of $100,000.00 for damage to both landlord’s and third parties’ property with the provisions covering at least the perils of fire, smoke, explosion, accidental water discharge and sewer backup. Tenant is required to name Hendricks Property Management, LLC as an ‘Interested Party’.
Tenant may opt out of purchasing this required insurance through landlord’s approved vendor by providing written proof to the following three items PRIOR to signing the lease agreement:
1. Evidence of required insurance levels to show the policy is in effect, when it will start and end, and who is named on the policy.
2. Hendricks Property Management must be named as an ‘Additionally Interested’ party to the insurance binder provided by tenant.
3. The tenant liability coverage has to be equal to or greater than $100,000.00 in tenant liability coverage to the property.
Cost through Hendricks Property Management:
$9.00 per month plus a $3.00 per month administration fee for a total of $12.00 per month. Tenant are required to carry tenant liability insurance. Unless a tenant opts out of this insurance by the above steps, a policy will be automatically provided to the tenant for $12.00 per month.
Using an Insurance provider outside of Property Manager preferred vendor:
Tenant has the right to opt out of this requirement by providing adequate coverage as illustrated above and approved by Hendricks Property Management prior to lease execution.
Failure to maintain insurance:
If the tenant’s coverage for their independently self-procured tenant liability insurance is lapsed by either non-payment or non-renewal after lease execution, Hendricks Property Management will place that tenant under this program by default for $12.00 per month plus a one-time $75.00 set up fee.
Disclosure of relationship:
Hendricks Property Management is affiliated with the National Property Management Network (NPMN) which is a nationwide affiliation of residential property managers. Beecher Carlson Insurance Company provides the Platinum Tenant Liability Insurance program through the National Property Management Network (NPMN) where broker has ownership interests and is compensated through a controlled business arrangement with NPMN from Beecher Insurance.
Coverage Notice:
By electing the Tenant Liability Insurance through landlord’s preferred provider via the automatic program set above, tenant will not be listed as a named insured under the landlord’s policy. The tenant liability insurance policy is not designed to replace a renter’s personal insurance policy. No coverage is provided to ensure tenant’s contents with this policy.
Deposit and Fees:
Non-Refundable Online Application fee: $65, non refundable paper application fee: $75
Refundable Security Deposit: Usually equal to one month’s rent. Contact the office for information.
Lease preparation fee: $75
Renewal admin fee (for preparation of lease renewal and property walkthrough): $45
Monthly animal fee: Rate varies based on Animal Paw Score. See above for rates.
Resident Benefit Package: $38/mo.
The Hendricks Property Management Resident Benefit Package is designed to provide convenience, professional services, and cost savings to our residents. By applying, Resident(s) agree to be automatically enrolled in the program and agrees to pay an additional $38 per month, payable with rent.
This program includes:
HVAC filter delivery every 30 days, which will help you save up to 15% on monthly heating & cooling bills
Move-in concierge services to help make sure you get the best value on your utilities and conveniently activate utility, cable, and internet services
Resident rewards program that helps renters earn rewards and save on everyday expenses for a premier rental experience
24/7 online maintenance reporting aimed at making reporting those pesky maintenance issues easy and timely
Access to your account and documents through our easy to use online portal
Vetted vendor network to ensure all technicians sent to your home are reputable, licensed, and insured for any and all repairs
Annual preventative maintenance walk-through to help keep the home in tip-top condition
Positive Credit Reporting with $1M Identity Protection! Help boost your credit score each time you pay rent on time.
****A portion of Resident's total amount due will be used to have HVAC filters delivered to their home approximately every 30 days under the Resident Benefit Package. Resident shall properly install the filter that is provided within two (2) days of receipt. Resident hereby acknowledges that the filters will be dated and subject to inspection by Landlord upon reasonable notice to verify replacement has been timely made. If at any time Resident is unable to properly or timely install a filter Resident shall immediately notify Landlord in writing. Resident’s failure to properly and timely replace the filters is a material breach of this agreement and Landlord shall be entitled to exercise all rights and remedies it has against Resident and Resident shall be liable to Landlord for all damages to the property, A/C or heating system caused by Resident's neglect or misuse.
Security Deposit Coverage Program: Would you like to keep money in your pocket? With Hendricks’ Security Deposit Coverage Program, a tenant will pay a monthly fee along with rent in place of a traditional cash security deposit. To get started, you will need to let the application processor know that you would like to sign up for the security deposit program in place of a traditional cash security deposit after approval. This fee does not exclude you from being obligated at the conclusion of your lease for any damages or changes that have been incurred. Choosing this option, you will be required to pay a holding fee equal to your first month's rent in addition to all costs associated with the move-in. Upon move-in, these funds will be applied to your first month’s rent. In the event you choose not to move in the holding fees will be forfeited and are nonrefundable.
Things to know before applying:
Hendricks Property Management, LLC makes no express of implied warranties as to the property’s condition. Please list in the application any requests for the landlord to consider regarding repairs.
Hendricks Property Management, LLC conducts periodic property evaluations on the property which can include taking interior and exterior pictures. This is not something that can be negotiated and will be performed per the owner’s request.
The lease agreement gives Hendricks Property Management, LLC the authority to place a sign and lockbox at the home during the last 30 days of the lease. You will be required to allow showings of the home to licensed real estate agents and their clients. If you would like to opt out of showings, you must pay a fee of one month’s rent.
Hendricks Property Management, LLC will make our best effort to ensure accurate information is provided when describing our properties. Please note, changes do take place and applicants should verify all details (i.e. schools, animal restrictions, etc.). Property listings do not guarantee information provided. Hendricks Property Management does not keep crime statistics, but we encourage you to research the neighborhood you are interested in leasing.
A lease renewal fee will be collected annually. When signing the lease renewal and returning it to Hendricks Property Management, you must provide this lease renewal fee of $45 for lease renewal preparation and property walkthrough.
Notice to all Applicants: NO SMOKING is permitted inside the home or garage.
Rental properties can only be held for 2 weeks. Residents moving in before the 20th of the month will pay prorated rent for that month. Residents moving in on or after the 20th will need to pay the prorated rent and next month’s rent at move in.
To continue with this application, you will need to review the Application Agreement carefully and acknowledge acceptance of its terms.
Signing this application (electronic or paper) indicates the applicant has had the opportunity to review the above rental application procedures, has reviewed the sample lease agreement and the lease video, and understands providing inaccurate, misleading or false information can result in denial of application.
****If misrepresentations are found after the lease, the lease agreement will be terminated.
